A garage door tune-up is preventive care for a door that still works. Instead of waiting for a part to fail, a technician goes over the whole system while it is operating: the hinges, rollers and tracks, the springs and cables that carry the weight, the fasteners that vibration loosens, and the opener with its sensors and reversal. Loose hardware is tightened, the right points are lubricated with the right product, the balance is checked and the safety tests are run. You end the visit with a door that runs more smoothly and a clear account of anything that deserves its own repair.

Feeling the balance by hand
The door is disconnected from the opener with the red release handle, and the technician lifts it by hand, gripping only the handles or a safe edge. A properly balanced door rises with modest effort, stays fully open on its own and holds still when left about a metre off the floor. A door that sinks back down, or that takes real strength to raise, has springs that have lost tension and an opener that has been carrying weight it was not designed for. This check takes a minute and decides more than any other: it tells the technician whether the tune-up can proceed as maintenance or whether spring work needs to be quoted first.
Tightening what the door shook loose
A garage door moves hundreds of kilograms of steel through a curve twice a day, and the vibration works on every screw. The technician goes back along the list made during inspection and tightens hinge screws, track bolts, bracket lags and the fasteners at the opener header and rail. Stripped screws are replaced with the next size, and missing ones are filled. Track brackets are snugged with the roller-to-track gap preserved so nothing binds. The bottom brackets and anything anchored to the springs are deliberately left alone, since they hold the door's weight under tension; if one of those is loose it becomes a separate job with the tension safely released first.
A written record and a priority list
The visit ends with a plain document rather than a verbal summary. It lists what was tightened, lubricated and adjusted; how the balance and both reversal tests came out; the make and model of the door and opener; and the condition of the main parts, sorted into three groups: healthy, worth watching, and ready for its own repair with a quote attached. This record is what makes the next tune-up a comparison rather than a fresh start. It also gives you exact words when a new sound turns up, so you can say which hinge or which roller instead of describing a noise, and it is a useful page in the home file when the house is sold.

What happens if a broken spring is found during the tune-up?
The door is left closed and not operated with the opener, because a door with a broken spring weighs its full weight and can drop. The technician explains what was found, shows you the break, and quotes the spring replacement as its own job, usually replacing both springs on a two-spring door so they wear evenly. The rest of the tune-up either waits or continues on the parts that can safely be serviced with the door down.
Does road salt harm the door?
Salt carried in on tires and shovelled snow settles on the lowest hardware: the bottom brackets, the lower track, the bottom roller stems and fixture bolts. Those are the parts that carry the door's weight, so corrosion there matters. Rinsing the lower hardware and the inside face of the bottom section after winter, keeping the floor by the tracks swept, and having the bottom brackets looked at each spring keeps salt from becoming a structural problem.
My door has a lock bar. Should it be used with an opener?
Not while the opener is connected. If the slide lock is engaged and someone presses the remote, the opener pulls against a locked door and can bend the top section or strip its gear. On a door driven by an opener the lock is usually disabled or removed during a tune-up, and the opener's own hold on the door provides the security. If you want a manual lock for holidays, the technician can show you how to use it safely with the opener unplugged.
