    The opener is inspected as part of the door system, not as a separate appliance. The technician checks that the rail is firmly attached at the header and the ceiling hangers, that the chain or belt has the right sag, that the trolley and door arm are not worn or bent, and that the arm sits at the angle the manufacturer intends when the door is closed. Photo-eyes are located and their height measured, since the beam belongs no higher than about 15 centimetres off the floor. Indicator lights are read: steady means aligned, blinking means the pair are not seeing each other. The wall control and the red manual release are confirmed present and reachable.

  2. Chain, belt, rail and trolley

    On a chain-drive opener the technician sets the chain so it neither sags onto the rail nor pulls taut, following the maker's measurement at the midpoint, and lubricates the chain and rail only where that maker calls for it. A belt drive is checked for tension, cracking and fraying. The trolley is inspected for wear where it rides the rail, the release lever is worked to confirm it disengages and re-engages cleanly, and the door arm is checked for straightness and secure pins at both ends. Rail hangers are tightened so the whole assembly stops shaking when the door starts and stops. This quiets the ceiling and takes strain off the motor's drive gear.

    Before leaving, the technician shows you how to check the balance yourself: pull the red release with the door closed, lift the door by its handle, and feel it rise easily, stay open and hold still partway. Knowing what a balanced door feels like is the single most useful thing a homeowner can take from a tune-up, because a door that starts to sink or grow heavy over the coming year is telling you the springs are tiring, long before the opener fails. What happens if a broken spring is found during the tune-up?

The door is left closed and not operated with the opener, because a door with a broken spring weighs its full weight and can drop. The technician explains what was found, shows you the break, and quotes the spring replacement as its own job, usually replacing both springs on a two-spring door so they wear evenly. The rest of the tune-up either waits or continues on the parts that can safely be serviced with the door down.

Does road salt harm the door?

Salt carried in on tires and shovelled snow settles on the lowest hardware: the bottom brackets, the lower track, the bottom roller stems and fixture bolts. Those are the parts that carry the door's weight, so corrosion there matters. Rinsing the lower hardware and the inside face of the bottom section after winter, keeping the floor by the tracks swept, and having the bottom brackets looked at each spring keeps salt from becoming a structural problem.

My door has a lock bar. Should it be used with an opener?

Not while the opener is connected. If the slide lock is engaged and someone presses the remote, the opener pulls against a locked door and can bend the top section or strip its gear. On a door driven by an opener the lock is usually disabled or removed during a tune-up, and the opener's own hold on the door provides the security.
