Garage Doors in Runnymede, OntarioA frayed cableis a warning.

Lifting cables on a door in Runnymede show their age as a few broken strands near the bottom bracket, long before they snap. We inspect them on every visit, replace both cables together with new bottom fixtures, and check the drums and bearings that wear alongside them so the door lifts evenly.

Repairs

Repair & Maintenance

Long-lasting doors are not lucky, they are looked after. This category holds the services that do the looking after: adjustments, part replacements, seal renewal and the periodic inspection that ties them together.

For an older door in Runnymede we look for ways to keep it. Original wood doors and extension-spring setups can run for many more years with safety cables, fresh pulleys and a properly set opener. When a door truly is finished, we say so and explain what a replacement would involve, without pushing.

2021 census · what it means at the door

  • 58%Older homes

About 58% of homes in Toronto were built in 1980 or earlier, according to the 2021 Census.

Older garages tend to have lower headroom and narrower single openings, so replacement doors and openers are chosen to fit the space rather than the other way round. Measuring the header, side room and ceiling depth is the first step on every one of these visits.

  • 23%

Single-detached houses make up about 23% of homes in Toronto (2021 Census).

In attached housing, a resident's remote or fob may open both their own door and a shared gate, and lost devices are a real security concern. We clear old codes from the operator, program replacements, and explain to management how to keep the access list current.

Garage Door Safety Inspection

A tenant mentioned the door is louder than it used to be. From the driveway it looks fine, but on closer inspection the hinges near the floor are streaked orange and one roller wobbles as it turns.

Is the inspection different for an older detached garage with springs along the tracks?

The route is the same and the counterbalance looks different. Extension springs stretch beside the horizontal tracks and pull through pulleys, so the technician examines each spring for stretch and a broken end, each pulley for a grooved wheel or a seized bearing, the cable clips, and whether a containment cable runs through the centre of each spring. Balance, reversal and photo-eye tests are unchanged.

The car has just hit the door. What should I do before you arrive?

Stop using the door and leave it where it is, whether open or closed, unless leaving it open is unsafe. Pull the opener's plug so nobody presses a remote out of habit. Keep people and pets clear, especially if the door hangs unevenly or a cable looks loose, since the springs are still under tension. Take a few photographs, find the manufacturer's label if you can, and tell the technician exactly what happened and how hard the contact was.

Can worn rollers make the door come off its track?

Yes, and it is one of the main reasons to replace them before they fail. A wheel worn oval, a bent stem, or a short stem sitting loose in a double hinge lets a section drift until the wheel climbs onto the track lip; from there a bump or a gust can carry it out entirely. A door hanging crooked is a far larger repair than a set of rollers. Fresh, correctly sized rollers seated in a squared track are what keep the door where it belongs.

The screws spin in their holes. Can the hinge still be fitted securely?

Yes. A stripped hole is common on older steel doors and on wood doors where the timber has softened. The technician either shifts the hinge to fresh metal within the stile, uses a larger self-drilling screw that cuts new threads, or drills through and fits a bolt with a nut and washer or a backer plate on the inside. Any of these gives the new hinge a firmer anchor than the original screws had.

The door is stuck. Should I pull the red cord?

Yes, if you need the door open and the door is closed or nearly so. Pulling the handle frees the door from the trolley so it can be lifted by hand. Do not pull it while the door is open, because a door with a weak spring can drop. If the door will not lift by hand, or feels very heavy, leave it and mention that when you call, since it points to a spring rather than the drive.
