How should I prepare for the appointment?
Move the car out if you can and clear a metre or so in front of the door and along both tracks so the technician can reach the hinges and brackets. Find the door and opener manuals and any earlier repair paperwork. Have every remote and the keypad code to hand. If something has changed lately, be ready to say when and what you noticed first. What happens if a broken spring is found during the tune-up?
The door is left closed and not operated with the opener, because a door with a broken spring weighs its full weight and can drop. The technician explains what was found, shows you the break, and quotes the spring replacement as its own job, usually replacing both springs on a two-spring door so they wear evenly. Can an off-track door fall?
A door with one cable slack and the springs still pulling on the other side is being held by parts that are not sharing the load, and it can shift or drop without warning, whether or not anyone touches it, if the second cable lets go or a roller gives way. That is why the visit begins with clamps on the track and support under the sections, and why people, pets and vehicles stay clear of the opening until that support is in place. What is a strut, and does a new section need one?
A strut is a horizontal steel stiffener fastened across the inside of a section to keep it from bowing. Wide doors, top sections where the opener arm pulls, and bottom sections that take knocks are the usual places for them. If your damaged section had a strut, the new one gets a straight strut refitted or replaced. If a top section bowed because it never had one, adding a strut is part of putting it right. What does stem length mean and why does it matter?
The stem is the steel shaft that passes through the hinge or fixture and carries the wheel. Most residential doors use a four-inch stem through a single hinge. Heavier doors have two hinges stacked at the ends of each section, and those need a seven- or ten-inch stem so the shaft reaches through both. A short stem in a double hinge sits loose, lets the wheel lean, and is a common reason a door leaves its track. The technician counts the hinges before choosing the set. Why does the door pop or click at the same spot every time?
A noise at a fixed height points at the joint passing through the curve at that moment. A cracked hinge leaf flexing open and snapping back, a pin rocking in a worn hole, or a roller stem shifting in a loose hinge all make a sharp report as the load transfers. Can worn rollers damage the track?
They can, and it is one of the slower ways track goes wrong. A wheel that no longer turns on its bearing skids along one lip of the channel, and over thousands of trips that pressure pries the lip open until a roller can slip out. Is cable work different on a door with extension springs?
The idea is the same and the route is different. Instead of winding onto a drum, the cable runs from the bottom bracket up over a pulley at the front of the track, back over a pulley on the spring, and to an adjusting clip. The technician relaxes the springs by opening and clamping the door, replaces worn pulleys along with the cable, sets both clips the same, and confirms a containment cable runs through each spring. The door is stuck shut and my car is inside. How do you get in?
Through the house if the garage connects to it, or through a side door. Many doors also have an outside keyed emergency release, a small keyed cylinder that pulls the trolley free so the door lifts by hand from outside. If yours does not have one, the technician can fit a keyed release kit as part of the visit so there is a safe way in next time; until then, an alternate entrance is used and the diagnosis proceeds once inside. Will the safety reversal be tested as part of the repair?
Always, and after every adjustment, because changing tension, limits or force changes how the operator senses an obstruction. The door is closed onto a 38 mm block on the floor and must return to open on contact, then closed again while the low sensor beam is interrupted and must reverse the same way. What does out of phase mean, and why does my door stop short?
When the belt has been off the sprocket, or the motor has run without it, the motor's idea of where the door is no longer matches where the trolley sits. The door then stops short at one end however the limits are turned. Can my phone control the door?
Yes, with a Wi-Fi capable operator or a small add-on hub for a compatible unit. The app opens and closes the door, shows whether it is up or down, sends an alert if it has been left open and can close it on a schedule. How do you determine the correct replacement size?
The technician measures the finished opening at several points and also records floor level, jamb alignment, headroom, sideroom and backroom. Those dimensions are checked against the selected door system and track arrangement. The nominal width and height are only the starting description; actual site measurements shape the order. How are gaps around the sides and top sealed?
Perimeter weather seals are attached at the jambs and header after the door is aligned in its closed position. Their flexible edge makes light contact with the exterior face of the sections. The installer checks continuity at corners and watches the seal during movement, adjusting it to limit visible gaps while keeping friction away from the door's normal travel. Can my existing garage door opener stay?
That depends on its condition, compatibility, rail geometry, mounting, and ability to operate the balanced replacement. The opener is assessed after the new door weight and reinforcement arrangement are known. If it remains suitable, it is connected through the specified operator bracket, then its limits, force settings, sensors, manual release, and reversal response are reset and tested. Is a carriage-house door the same as a pair of swing-out doors?
Usually, no. A carriage-house sectional door is divided horizontally and follows tracks into the garage, while its panel pattern and decorative hardware suggest two hinged leaves. True swing doors move outward or inward on side hinges and need different clearances. Confirming which operation you want is the first selection decision because it changes the entire door system.
