How a visit goes

Most of the noise a garage door makes comes from its rollers. Steel wheels on a steel track are loud by nature and grow louder as their bearings dry out and pit, and the plastic wheels fitted to many new doors have no bearings at all, so they simply grind as they wear.

What information helps when I book?

The width of the door and whether it is a single or double; what is getting in, whether light, drafts, water, snow or pests, and where along the door; whether the gap is even or worse at one end; the door material; and a photo of the end of the bottom section showing the retainer and seal. Mention if the seal has frozen to the floor or if the door has been reversing before it closes.

Can a manual lock be added to a door that never had one?

Yes. An inside slide bolt is the simplest addition: it fixes to the door's edge stile and a slot is punched in the track to receive it. A keyed T-handle can also be added, with a cutout in the centre of a section, a centre mechanism and bars run to both tracks. Where an opener is fitted, the new lock is set up so the two are coordinated from day one.

How often should the track and its fasteners be checked?

A glance each month from inside the garage, with the door closed, is enough to catch a bracket standing off the jamb or a hanger starting to lean. Twice a year, snug the bracket bolts and lag screws, wipe out the channel, and watch the door make a full trip to confirm every roller stays in the track. The industry guidance also suggests an annual visit by a trained door technician, who checks the track with the rest of the system.

What can I do to make the new springs last?

Three things. Spray the springs, pulley axles and hinges with a garage-door lubricant twice a year, which slows rust in an unheated garage. Keep the threshold clear of bins and packed snow so the door never stops short with the springs still pulling. And leave the opener's force setting where the technician put it, since a door that starts needing more push is a balance question rather than a dial to turn.

The motor hums but the door stays put. What is usually wrong?

A hum with no movement means the motor is receiving power but something is stopping it turning, or stopping its turn from reaching the door. On AC units a failed start capacitor is the common cause; on chain-drive heads a stripped nylon drive gear is the other. Less often the trolley has simply been released from the carriage. Each of these is a routine repair once identified, and the hum is one of the more helpful sounds an opener makes.
